At Blossom Woods, a Buffington Homes by Toll Brothers community near Pinnacle Hills Promenade, spec homes are listed from the high $400,000s past $699,900. At Saddle Hill Estates, a Schuber Mitchell community with similar bedroom counts and square footage, homes start at $439,775. Same city, same season, comparable floor plans on paper, and a gap that can run past $150,000 depending on which lot and plan you compare.

The instinct is to explain that gap with finishes: quartz versus laminate, a bigger island, a better lot. Some of that is real. But the bigger reason the two communities price so differently sits in how each builder is financed, not in what's behind the drywall.

A Five-Stop Tour Puts the Gap on One Map

The comparison is easier to see this month than most, because Buffington Homes by Toll Brothers is running its 2026 Luxury Home Tour from September 12 through 20, opening five model homes across Fayetteville, Elm Springs, Rogers, and Bentonville, plus the Fayetteville Design Studio. The Rogers stop is Blossom Woods, positioned near Beaver Lake, Lake Atalanta, Hobbs State Park, and Pinnacle Hills Promenade. Visitors get sweet treats throughout the tour and food trucks on Saturdays.

Ted Brock, Division President of Buffington Homes by Toll Brothers in Arkansas, described the event as a chance to experience the company's design work in person. That framing matters, because Buffington is not an independent regional builder. It is the Arkansas division of Toll Brothers, a publicly traded, Fortune 500 company that Fortune magazine named the world's most admired home builder for the ninth consecutive year in 2026. That is a company built around brand experience, a design studio, and marketing events like a nine-day home tour with a giveaway attached. The cost of running that experience gets built into the price of the house.

A Different Set of Rules on the Other Side of Town

Saddle Hill Estates, Schuber Mitchell's newest Rogers community, is not running a marketing tour this month. It is quietly moving homes through construction on a different financial model entirely. Schuber Mitchell describes itself as a systems builder and states plainly on its own site that buyers are not required to take out a construction loan. Instead, the company finances the build itself and asks for a small deposit to start.

That single sentence explains more about the price gap than any comparison of countertops. Schuber Mitchell can offer that structure because it operates as what it calls a systems builder, buying materials and labor at volume across communities in Northwest Arkansas, southwest Missouri, and northeast Oklahoma, and passing some of that buying power on as a lower entry price.

Saddle Hill Estates currently has homes moving toward completion in October and November 2026, with at least one plan scheduled for January 2027, on lots planned across 47 total home sites. Floor plans run from roughly 2,150 to over 3,000 square feet, with entry pricing around $439,775 to $462,153 depending on the plan, and larger configurations reaching closer to $980,000.
